Where we stand, before the list. We make a home maintenance tracker, Househand, so this is our own category and we are not neutral in it. It is free with one banner ad, on Google Play and not yet on the App Store. It is on the list below, second from last, and it is not the verdict. We take no referral fee from any app named here.

HomeZada sells a home management service in three plans, and only the paid ones include the maintenance schedule. Premium is $99 a year or $15.95 a month, with no refunds on either. Both store listings describe a home inventory app, and neither mentions a maintenance schedule. The iPhone app was last updated on 27 May 2022.

What HomeZada's plans include

From HomeZada's homeowner pricing page, read 11 October 2026.

HomeZada's three homeowner plans, their prices and what each adds
Plan Price Adds
Essentials Free Home inventory, documents, contacts, 10 AI chats
Premium $99 a year, or $15.95 a month Home maintenance, projects, finances, reports, 100 AI chats
Deluxe $189 a year Up to three properties, 250 AI chats, home marketing

Twelve months of Premium paid monthly comes to $191.40, nearly twice the annual price. The page lists add-ons beside the plans: $99 a year for each property past three on Deluxe, $75 to publish a file of your property, and $99 to transfer your data to the buyer when you sell.

The apps and the website have drifted apart

HomeZada Mobile's two store listings, read 11 October 2026
Listing Last updated Rating Sells in the app
App Store 27 May 2022, version 2.4.0 2.9 from 44 ratings Nothing; no In-App Purchases row
Google Play 4 March 2024 2.4 from 56 reviews, 10K+ downloads Nothing; no in-app purchases badge

The pricing page now sells AI chats and AI design photos, and neither store description mentions them. So the plan is bought, renewed and canceled on the website, which is why the store's own subscription settings will not show it. One of the three reviews Google Play showed first, from October 2025, says a charge came a year after an emailed cancellation. HomeZada's own answer is on its pricing page: cancel from the account summary page.

What each alternative costs, read off the listings

Read 11 October 2026. Apple's column is the In-App Purchases row in each listing's Information section, expanded. None of the Google Play listings had an in-app items and offers section, so that column is the badges.

Each alternative's prices on the App Store and Google Play, and how it is paid for

The alternatives

Hippo Home, free and paid for by insurance

The most-rated app in Apple's search for home maintenance: 4.8 from nearly 1,600 ratings, and 50K+ downloads on Google Play. It builds a to-do list with due dates and reminders, and sells nothing in the app. Its listing says how it earns: quotes for home, auto, flood and pet insurance, and discounts on products from partner brands. One review the App Store showed first asks for a way to switch off maintenance reminders altogether. It is iPhone only on Apple, with no iPad version.

Homer, the broadest of the subscriptions

Inventory, maintenance, receipts, a floor plan scanner, notes pinned in augmented reality and an AI helper, in eight languages. Apple's list shows Homer Premium Subscription at six different prices from $4.99 to $69.99, with no billing periods, plus One more home at $9.99. It is the nearest thing on this page to everything HomeZada's Premium plan covers. Google Play rates it 3.3 from 246 reviews.

Under My Roof, for iPhone, iPad and Mac

An App Store Editors' Choice, rated 4.7 from 530 ratings: an inventory first, with maintenance, repairs and household supplies tracked beside it. Its two listed prices, $4.99 a month and $34.99 a year, are the plainest list on this page, and it supports Family Sharing. A search of Google Play for it by name found nothing, so it is for Apple households only.

HomeBeacon, free for your first home

A maintenance tracker and nothing else: HVAC filters, gutters, smoke detectors, water heater flushing, with priorities and a history for resale. Both listings say no subscription is needed for your first property. Pro is $9.99 a month or $95.90 a year on Apple's list. It is new and small, with 20 App Store ratings and 100+ downloads on Google Play.

Househand, ours

Free with one banner ad and nothing to buy, on Google Play only for now. It starts with 33 jobs, each interval naming the safety body or manufacturer behind it, and tracks how old the water heater, furnace, roof and AC are against their typical lives. History and costs export as CSV, Excel or PDF. The browser version has a sample house in it and no ads. It keeps no home inventory and stores no documents.

Oply, maintenance with a pro on call

Free on both stores, with nothing sold in the app. It gives personalized maintenance recommendations and seasonal checklists, answers questions from a photo, and matches you with local pros, the service its listing is built around. The App Store rates it 18+, which its listing does not explain. Small so far: 44 App Store ratings and 1K+ downloads on Google Play.

What these do better than ours

HomeZada, Homer and Under My Roof keep a full home inventory with receipts, warranties and documents, for insurance claims and estate planning, and Househand does none of that. Homer scans floor plans. Oply finds you someone to do the job. Under My Roof runs on iPad and Mac, and every app here except Under My Roof is on the App Store and Google Play both, while ours is Android only for now. Hippo Home, HomeBeacon and Oply are free without an ad. If you want a record of everything in the house, pay for Homer or Under My Roof; if you want to know when the filter is due, almost anything on this page will do.

Frequently asked questions

Is HomeZada free?

The Essentials plan is, and it covers the home inventory, documents and contacts. Home maintenance isn't in it. HomeZada's pricing page puts Home Maintenance, projects and finances in the Premium plan, at $99 a year or $15.95 a month. Read 11 October 2026.

How much does HomeZada cost?

Three plans on its pricing page: Essentials free, Premium $99 a year or $15.95 a month, and Deluxe $189 a year for up to three properties. Each property past three is $99 a year more. Paying Premium monthly comes to $191.40 a year, nearly twice the annual price. That's our arithmetic from its figures.

Does HomeZada give refunds?

Not by policy. Its pricing page says there are no refunds on either the monthly or the annual plan, and that canceling stops future charges. One App Store review from 2022 says a refund came only after repeated requests. Cancel from the account summary page before the renewal date.

Can I pay for HomeZada in the app?

Not on the App Store. Apple's listing has no In-App Purchases row at all, and Google Play shows no in-app purchases badge. The pricing page says payments are online, by credit card, so the plan is bought and canceled on HomeZada's website.

Is the HomeZada app still updated?

The iPhone app's latest version is 2.4.0, dated 27 May 2022. The Android app was last updated on 4 March 2024. The plans themselves are sold on the website, which lists AI chats that neither store description mentions. Both read 11 October 2026.

Is there a home maintenance app with no subscription?

Yes. Hippo Home and Oply sell nothing in the app. Hippo's listing sells insurance quotes and Oply's matches you with local pros. HomeBeacon is free for your first home. Ours, Househand, has nothing to buy and shows one banner ad instead.

We make one of these, and that is the disclosure

Househand is ours. It is free with one banner ad, on Google Play now and not yet on the App Store, and you can try it in your browser with a sample house before installing anything. Everything it does, and what it collects, is on its own page.
